Frequently asked
How much will the California FAIR Plan cost me?
It depends heavily on where you live. Statewide, the FAIR Plan averages about $3,008 a year for an owner-occupied home (fire only, March 2026), but ZIP averages range from about $178 to $14,298. Enter your ZIP above to see the average where you live.
What does the FAIR Plan wildfire-risk level mean?
The FAIR Plan groups homes into low, medium and high wildfire-risk levels and publishes an average premium for each level in each ZIP. Homes at the high level pay much more. If you have a FAIR quote or policy, your agent can tell you which level applies; if not, choose "Not sure" to see the average for all homes in the ZIP.
How does the October 2026 FAIR Plan rate increase affect my cost?
The California Department of Insurance approved an average 29.1% increase for FAIR Plan dwelling policies, effective October 15, 2026, for new and renewing policies. Individual changes are expected to range from about a 20% decrease to a 50% increase. The published ZIP averages are from before the increase, so the calculator shows both.
Why add a DIC policy to the FAIR Plan?
The FAIR Plan covers fire and smoke only. A difference in conditions (DIC) policy adds liability, water damage and theft, so the two together come close to a regular homeowners policy. Most mortgage lenders expect that fuller coverage.
Is this a quote?
No. These are estimates from published averages, not a quote or an offer of coverage. Your price depends on your home, its coverage amount and its exact location. A licensed broker can get you actual quotes.
